85 West Portal is a proposed nine-story, mixed-use redevelopment in San Francisco’s amenity-rich West Portal neighborhood, designed to transform the Empire West theater into a vibrant residential community. The project will deliver 64 new rental homes, including a mix of one-, two-, and three-bedroom apartments above ground-floor retail and parking. Plans include ten below-market-rate units to help expand housing access and support neighborhood diversity.

The development will also provide approximately 4,000 square feet of community-serving retail space, activating the street and enhancing daily life for residents and neighbors.
